The question presented here is whether reinstatement of a contract under A.R.S. § 33-813 allows a trustor to prevent a judicial foreclosure of a deed of trust. The trial court ruled that reinstatement only protects the trustor from a trustee's sale, not from foreclosure, and accordingly granted summary judgment to the plaintiff, the beneficiary under the deed of trust.
