Bradley Real Estate Trust ("Bradley") hired Grubb & Ellis, a real estate broker, to act as its agent for the sale of a downtown Chicago building; the agency agreement between the two parties provided, with some exceptions, that Grubb & Ellis would receive a commission upon the sale of the building during the term of the agency.
