OPINION

GUADALUPE RIVERA, Justice.

Appellant, Bonnie Sue Roberts, appeals the trial court's partial summary judgment in favor of Appellee, Wells Fargo Bank, N.A. (Wells Fargo). We affirm.

BACKGROUND
