I. Introduction

In two issues, Appellant Jarrell B. Ormand appeals the denial of his motion for summary judgment and the granting of Appellees Mary Gene Ness, Carroll Edward Florence, III, and Joseph S. Florence's1 cross-motion for summary judgment. We affirm and remand for further proceedings.2
