Opinion by Justice FITZGERALD.

This is a suit for the partition of real estate, specifically a residence in Duncanville, Texas (the "Residence"). The trial court concluded appellee Rae Black Mason ("Rae") owned one half of the Residence and that the two children of appellant Carlyn P. Bailey-Mason ("Carlyn") each owned one quarter of the Residence. The trial court's judgment found the Residence was not susceptible to fair and equitable partition...
