OPINION

FROELICH, J.

{¶ 1} Rodney K. Litteral appeals from a judgment of the Montgomery County Court of Common Pleas, which granted summary judgment to Bank of America on its claims and Litteral's counterclaims and entered a judgment and decree of foreclosure. For the following reasons, the trial court's judgment will be affirmed.
