{¶ 1} Defendant-appellant Whitaker Properties appeals a judgment of the Dayton Municipal Court in which the court held that plaintiff-appellee Dennis Liggett was entitled to two months of rent money placed in escrow as a result of Whitaker's failure to maintain the rental property in a habitable condition.1
