OPINION

BRESSLER, J.

{¶1} Plaintiff-appellant, Hitchcock Development Co. (Hitchcock), appeals the decisions of the Warren County Court of Common Pleas denying its motion for partial summary judgment against defendant-appellee, Peoples Community Bank (Peoples), and granting summary judgment in favor of Peoples in a foreclosure action. For the reasons set forth below, we affirm the judgment of the trial court.
