OPINION

FAIN, J.

{¶1} Plaintiff-appellant Jack Maier appeals from a Civ. R. 41(B)(2) judgment of dismissal rendered by the trial court after the conclusion of the evidence that Maier presented against defendants-appellees James and Angie Shields. Maier contends that the trial court erred by requiring him to prove the fair market value of his rental property before and after James and Angie allegedly damaged the property.
