HFC Investments, LLC, and BEO5 Investments, LLC (collectively "HFC") sued Valley View State Bank and 95th Street Service Corporation (collectively "Valley View") in the Circuit Court of Jackson County, seeking declaratory relief and money damages arising out of a transaction involving real estate located in Johnson County, Kansas. Valley View moved to dismiss on the basis of forum non conveniens, and in reliance on § 508.030,
