Appellant Firstbank-St. Johns appeals as of right the judgment of foreclosure. Specifically, Firstbank appeals the trial court's order granting summary disposition under MCR 2.116(C)(10) to appellees Michigan Pipe and Valve-Lansing, Inc. (MPV), and Grand River Infrastructure, Inc. (GRI), on MPV's and GRI's claims that their construction liens had priority over its mortgage.
