Plaintiff has appealed a trial court judgment that granted defendants' exceptions and dismissed plaintiff's possessory action petition. For the reasons that follow, we affirm in part, reverse in part, vacate in part, and remand the matter to the trial court for further proceedings consistent with this opinion.
