WILLIAMS, J.

The defendant, Dinah Cowan, appeals a judgment in favor of the plaintiff, Timothy Bjornson. The trial court found that defendant breached her contract to sell land with a dock and awarded $7,920 in damages to the plaintiff. For the following reasons, we amend and affirm as amended.
