Appellant, Ramesh Patel, and Appellees, Tuttle Properties, LLC and BT's Quick Mart, were engaged in a commercial real estate transaction. Appellant was unable to secure adequate financing to close the transaction, however, and Appellees retained his earnest money deposit.
