STATEMENT OF CASE

Phillip A. Collins ("Collins") appeals the trial court's grant of summary judgment in favor of HSBC Bank USA, N.A., As Trustee for Home Equity Loan Trust Series Act 2004-HE3 ("HSBC"). We affirm.
