Mukesh and Sangeeta M. Patel (collectively, "the Patels") appeal the trial court's grant of summary judgment to J.P. Morgan Chase Bank, N.A. ("Chase Bank") and the court's reinstatement of Chase Bank's security deed on the Patels' property.
