This appeal arises from a declaratory judgment action brought by CP Summit Retail, LLC, a commercial landlord, against Pargar, LLC d/b/a Prudential Georgia Realty ("Prudential"), its commercial tenant. CP Summit asked the trial court to declare that Prudential had exercised its option to renew contained in the parties' commercial lease and therefore remained liable under the lease for an additional five-year term.
