This appeal involves a 20-year commercial property lease agreement, which was executed on July 20, 2004, between NW Parkway, LLC ("NW Parkway"), and West Asset Management, Inc. ("West"),1 for a term beginning on August 1, 2004, and expected to continue until July 31, 2024. The trial court granted West's motion for partial summary judgment and declaratory relief.
