I. INTRODUCTION

Plaintiff 7-Eleven, Inc. ("7-Eleven") seeks a permanent injunction against defendant owners and employees of one of its franchises in Philadelphia, Pennsylvania. 7-Eleven asks the Court to order franchisee-defendants1 to surrender the store to 7-Eleven and to eject them from the premises.
