This is a commercial lease dispute governed by Minnesota law. The parties' predecessors entered into a renewable five-year lease of office space in Bloomington, Minnesota, that expired on May 31, 2011. The lease provided that if the Tenant, TNS Research International ("TNS"), did not vacate the premises upon expiration, "Tenant shall be a tenant at will for the holdover period."
