Following a bench trial, appellee M Street Five, LLC ("M Street Five") was granted possession of the commercial property located at 3213 M Street N.W., Washington, D.C. (the "Property"), on the basis that the lease extension agreement between the parties was void because appellant Alex Brown ("Brown") d/b/a Papillon Stores, Inc. ("Papillon"), lacked contractual capacity to enter into a lease extension agreement after Maryland
