The plaintiff, Luciani Realty Partners, appeals from the summary judgment rendered in favor of two of the defendants in this case, 97 Washington, LLC, and North Haven Academy, LLC, on the first, second, third and eleventh counts of the plaintiff's amended complaint.1 Specifically, the plaintiff claims that the trial court improperly rendered summary judgment as to the counts of its amended complaint
