Royal (the "Trustee") appeals the bankruptcy court's judgment in favor of First Interstate Bank ("FIB") and Mortgage Electronic Registration Systems ("MERS") (collectively "Appellees") on his adversary complaint seeking to avoid the mortgage on the debtors' home.
