¶ 1 The commercial lease at issue in this case allowed the tenant to renew if he was "in compliance" with the lease. Consistent with Foundation Development Corp. v. Loehmann's, Inc., 163 Ariz. 438, 788 P.2d 1189 (1990), we hold that an immaterial breach of the lease did not deprive the tenant of the power...
