MEMORANDUM OPINION AFTER TRIAL

The Court held a bench trial on the merits of the above-referenced matter on June 25, 2008. Counsel for Plaintiffs and Defendant WM Specialty Mortgage, LLC appeared and argued their positions. The parties agreed that this Court has core jurisdiction over the subject matter of the claims. The parties agreed that no other parties need to be joined in this suit.1
