{¶1} This case arises from an award of summary judgment in a breach of contract action arising from a commercial lease. Appellee, Northway McGuffey College, Ltd., filed suit against Appellants, Ben and Lorraine Brienza, for breach of a commercial lease agreement following the relocation of Appellants' business.
