The Fair Foreclosure Act was enacted in 1995. See N.J.S.A. 2A:50-53 to -68. One section of that statute provides an optional foreclosure procedure, available in certain limited circumstances. N.J.S.A. 2A:50-63. When those circumstances are present, a judgment can be entered barring any equity of redemption and vesting title to the property in a plaintiff without exposing the property to a sheriff's sale.
