This civil action arises out of a dispute between a residential tenant, William Wendt ("Wendt"), and his landlords, David and Mary Barnum ("Barnums"), over the terms of their lease agreement. The undisputed facts are as follows. Wendt, a photographer, sought an apartment in which he could reside and carry out his trade.
