McCLENDON, J.

Gloria Zarate appeals a judgment declaring the December 1993 act of donation by Dr. Henry James Werner to Ms. Zarate of Dr. Werner's home to be a nullity. For the reasons that follow, we affirm.

FACTS AND PROCEDURAL HISTORY

Ms. Zarate met Dr. Werner, a retired professor at Louisiana State University, in August 1992, and helped him move from a larger home to a smaller one in Baton Rouge. Sometime thereafter, Ms. Zarate
