OPINION

FRIEDLANDER, Judge.

Trustcorp Mortgage Company (Trustcorp) appeals the trial court's order denying its motion for summary judgment and granting summary judgment in favor of Metro Mortgage Co., Inc. (Metro).

We affirm.
