This appeal arises out of a lawsuit filed by Wells Fargo Bank, N.A. for a declaration of rights and other relief involving a dispute with respect to real property owned by Jerry E. King and Sylvia J. King. The Kings, representing themselves, challenge the trial court's ruling on their rule 12 motion to show authority and assert the trial court erred in granting Wells Fargo summary judgment.
