This matter comes before the Court on motion of Debtor to extend the time to assume or reject a lease between Tubular Technologies, Inc. ("Debtor") and S-2 Properties, Inc. ("S-2"). Pursuant to 11 U.S.C. § 365,1 the Court makes the following Findings of Fact and Conclusions of Law.
