Appellant, Griffin Brothers Company, Inc. ("Griffin"), timely appealed the granting of a final summary judgment on its Third Party Complaint in favor of Appellee, Villari and Associates, Inc. ("Villari"). For the reasons explained herein, we affirm the final summary judgment.
