Guaranty Bank and Trust Company of Delhi, Delhi, Louisiana ("Guaranty Bank"), appeals a judgment of the Fifth Judicial District Court, Parish of Richland, Louisiana, in favor of Commercial Capital Bank ("Capital Bank"). For the following reasons, we affirm.
