This appeal by the defendant tenant, Linda Warner,1 requires us to decide whether a tenant in a duplex residence, who is party to a rental agreement that provides for her to be responsible for damage to the premises due to her negligence, may be liable in a subrogation action brought by the landlord's property insurer pursuant to a subrogation agreement with the property owner to recoup payments made by the insurer to the owner...
