Appellant, Louie's Oyster, Inc. ("Louie's"), the tenant, appeals a decision in favor of Appellee, Villaggio Di Las Olas ("Villaggio"), the landlord, in a dispute over amounts due under a commercial lease. Louie's began leasing property from Villaggio in November of 2000.
