NAJAM, Judge.

STATEMENT OF THE CASE

Steve Patterson appeals the trial court's entry of summary judgment in favor of Ronald E. Seavoy and presents the following issues for our review:

1. Whether the grantee of an unrecorded deed is a real party in interest. 2. Whether Seavoy is entitled to summary judgment on the merits of Patterson's negligence claim.

We reverse.
