OPINION

JACKSON, Judge:

¶ 1 Sheri Colleen Pett (Pett) appeals the decision below granting Washington Mutual Bank's (Washington Mutual) motion for dismissal under rule 12(b)(6) of the Utah Rules of Civil Procedure. We affirm.

BACKGROUND
