I. INTRODUCTION

This is an adverse possession case. In 1995, appellees Robert and Jane McGehee purchased a 566-acre ranch partially located in Hood County, Texas. In 1996, appellants Mike and Tawn Perkins purchased an adjoining tract of real property in Hood County located directly south of appellee's property.
