Apex Financial Corporation appeals the trial court's judgment following a non-jury trial declaring that Albert Garza has superior right, title, and interest in certain real property as against Apex, that Apex take nothing against GTE Directories Corporation, n/k/a Verizon Directories Corporation ("Verizon"), and awarding attorneys' fees to Garza and Verizon against Apex.
