In April 1990, plaintiff (Coinmach) entered into a seven-year lease agreement with defendant cooperative corporation (Fordham Hill), whereby plaintiff was granted the exclusive right to install, operate and maintain coin-operated laundry machines in the laundry rooms of Fordham Hill's nine-building apartment complex.
