OPINION

JACKSON, Judge:

¶ 1 J. Rodney Dansie appeals the district court's findings and conclusions regarding the existence of an easement over subdivision property belonging to Hi-Country Estates Homeowners Association (Hi-Country), a Utah non-profit corporation. We reverse in part, affirm in part, and remand in part.
