This matter is before the court pursuant to Supreme Court Rule 308 (155 Ill.2d R. 308) and presents four questions certified for review. The questions are as follows:

"[(1)] Do lease provisions of a tenant's residential lease — which provide in substance that the landlord shall not be responsible for property damage to the tenant's personal property...
