Alleging that he slipped and fell on the outside stairs adjacent to his apartment, Hemilo Flores sued his landlord, Thomas P. Strickland d/b/a Raintree Properties (Raintree), for negligence. After considering Flores's deposition and other evidence, the trial court decided that Flores had equal or superior knowledge of the purported hazard and awarded summary judgment to Raintree.
