In Stebbins v. Wells, 766 A.2d 369, 374 (R.I.2001) (per curiam) (Stebbins I), we reversed the Superior Court's entry of summary judgment in favor of a seller of waterfront real estate and in favor of the real-estate agents who worked on the sale.
