OPINION

ORME, Judge:

¶ 1 This appeal involves an action to quiet title to an eighty-three acre parcel of land that lies along the border between Utah County and Salt Lake County. It turns on the sudden appearance in a chain of title of the term "trustee." We reverse the trial court's grant of summary judgment and remand.
