KRESSEL, Bankruptcy Judge.

Steve Brink appeals from the bankruptcy court order1 approving the sale of real property to him for $1.7 million. The price approved by the bankruptcy court was $191,000 higher than Brink had previously bid under a non-judicial, sealed bid procedure conducted by the debtor's real estate broker. We affirm.
