JOHN S. ANDERSON, Justice.

Appellant, Lorenzo Gonzalez, appeals an order granting summary judgment in favor of appellees, The United Brotherhood of Carpenters and Joiners of America, Local 551 ("UBC"), and Jerald B. Sauter. We affirm.

FACTUAL AND PROCEDURAL BACKGROUND

In 1997, UBC was selling a piece of property located in Houston, Texas. Sauter, acting as a representative for UBC, engaged in negotiations for the sale of this property...
