Plaintiff Joseph Sutton ("Sutton") offered to purchase from Dr. Raymond Culver ("Culver") and Rhonda Rugan ("Rugan") (collectively "Defendants") a property in Southport Maine (the "Southport property") owned by them in joint tenancy.
