In these consolidated cases, the plaintiff, Emile K. Ventre, Jr., appeals the judgment of the trial court in favor of the defendant, Kathleen Q. Lipari, Administratrix of the Estate of Winona Q. Ventre (Estate). For the following reasons, we affirm.

FACTUAL AND PROCEDURAL BACKGROUND
